What a Gated Community Entry System Includes

A community entry system is the entry gate, the exit gate, the operators, the safety devices and the resident access control, bid as one package. Most communities pair a dual swing estate gate with operators at the entry and a trackless cantilever gate at a wide exit.

Replacing an Exit Gate Without Locking Residents Out

A worn exit gate is replaced in phases, with one lane kept open through the whole job. On a residents' entry off RM 1431 in Cedar Park, a board needed a worn exit gate replaced without shutting residents out for a day, so we built the new leaf and its operator in the shop first and cut over lane by lane.

Entry Gate Pricing for Community Boards

A dual swing estate gate with operators typically costs an estimated $4,000 to $8,000, a trackless cantilever gate for a wide exit typically costs an estimated $6,000 to $10,000, and a ground-track sliding gate with operator runs an estimated $1,500 to $5,000 where the lane is flat enough for a track. A pedestrian gate beside the entry typically costs an estimated $600 to $1,500 and takes an estimated 4 to 8 hours, and an ornamental steel fence on either side typically runs an estimated $50 to $85 per linear foot over an estimated 2 to 4 days. A preventive maintenance agreement typically runs an estimated $88 to $113 per gate per month for visits of an estimated 1 to 3 hours.

Deb's residents' entry off RM 1431 needed a worn 24 ft exit gate at a community entry replaced while the board kept its neighbors moving. The new gate was built in galvanized steel on a tube frame with a black powder coat, and it came in at an estimated $8,000 to $10,000 over an estimated 3 to 4 days on site. Residents kept one lane through the swap, and the board now has its handover test log in the community file.

Resident Access Control and Visitor Entry

Per system, resident access by video intercom, keypad or phone entry typically runs an estimated $680 to $3,800, and tying it into a community's existing gate usually means an estimated 4 to 8 hours of wiring.

Fire Access at a Community Entry

A community entry that crosses a fire lane in Round Rock follows the Fire Marshal's Emergency Access Controlled Gate Systems Guidelines of July 2023, which are written for fire-lane gates. The guideline calls for a Knox key switch about 5.5 ft up, an Opticom receiver 8 to 10 ft up on the property side, and a gate that opens on power loss or by hand release, with a 911 Pin-Lock on swing gates and a manual release on sliders. The Fire Marshal runs an acceptance test before a fire-lane gate counts as finished, and we ask your manager early whether your entry crosses one.

How a Community Entry Bid Is Built

A community entry bid runs in five steps from the board walk to the handover log.

  1. Board walk: lane count, leaf widths, grade, power and data location, and the soil found on site, since Williamson County sits across the Balcones Escarpment with dark blackland clay to the east and limey loam to the west.
  2. Written bid with a component takeoff and shop drawings, so the board votes on one scope.
  3. Shop work: each leaf is fabricated, galvanized and powder coated before it reaches the lanes.
  4. Phased install, typically an estimated 3 to 4 days for an exit replacement.
  5. Force and reversal tests, a walkthrough with the manager and a written handover log.

Why Community Boards Choose Us

We put four gates on a quarterly schedule at an apartment property off SH 45, and the manager there has a dated log per gate. A board gets two warranties on a community gate: ours runs 2 years on workmanship, covering our welds, hinges, footings and operator installation, and the operator maker's parts warranty typically runs 1 to 5 years on motors and electronics. Every community board we work for, from a small HOA to a multifamily owner, gets the same promise: a 2-year workmanship warranty on our welds, hinges, footings and operator installation.

Community Entry Service Areas

We bid community entry work across a 35-mile radius of the shop, from apartment properties and associations in Round Rock to the entries of Cedar Park, Georgetown and Leander. Lakeway, Steiner Ranch, West Lake Hills, Barton Creek, The Hills and Shady Hollow communities sit inside that radius as well.

Community Entry Questions

Can you replace an entry gate without closing the community?

Yes, we keep one lane open through the job, as we did replacing a 24 ft exit gate at a community entry off RM 1431, and the board has its handover test log.

How much does a community entry gate cost?

A dual swing estate gate with operators typically costs an estimated $4,000 to $8,000, and a trackless cantilever gate typically costs an estimated $6,000 to $10,000, before access control.

Can we keep our existing operators?

Often yes, since an operator retrofit on an existing gate typically costs an estimated $1,800 to $3,800 and takes an estimated 4 to 8 hours, but we test the leaf and mounts before we promise it.

Does our entry need fire department hardware?

Only if it crosses a fire lane, as a gate across a fire lane had to meet the Round Rock Fire Marshal's guideline for controlled gates at a storage property off I-35 near La Frontera, with a Knox switch, an Opticom receiver and opening on power loss.

What does the board receive at handover?

The board receives a written handover log with the force and reversal tests for every lane.

Do you offer service after the install?

Yes, most communities move onto a per-gate service agreement with quarterly lube, safety-device checks and a written log.

How a job runs

From the First Walk to the Final Safety Test

  1. Walk the site

We read the grade, the soil and the swing or slide path before a line is drawn.

  2. Drawing sign-off

You sign off on a scaled drawing, the metal, the finish and the operator before any steel is cut.

  3. Build in the shop

Our welders fabricate the gate, then it goes out for its coating before it comes to your property.

  4. Hang and test

We set the posts, hang the leaf, wire the operator and run every photo eye and safety edge in front of you.
