Carmen's lakeside lot in Lakeway had a sloped drive that rose too fast for a swing gate, and a ground track would have held limestone grit all year. Carmen's 20 ft cantilever in Lakeway rides above the grade on carriage posts, so nothing drags on the rise. The top rail is flat because Lakeway has barred spikes since 2019, and the key switch and codes went to the city and ESD #6. Carmen's 20 ft cantilever on a rising grade came to an estimated $6,800 to $9,400 and took an estimated 3 to 4 days on site.

Why a Cantilever Works When a Track Will Not

A cantilever gate has no ground track, so grit, leaves and a rising grade in Lakeway cannot jam it. The leaf extends past its carriage posts on a counterweighted frame, and it travels above the pavement instead of along it.

  • Rising grade: a drive that climbs toward the street in Lakeway cannot take a swing arc, and a track would fight the slope.
  • Gritty ground: limestone dust packs a ground track, while a cantilever has nothing in the dirt to pack.
  • Long span: a 20 ft opening needs a frame that holds its line, which is why the counterweight tail runs behind the opening.
  • Clean look: a 16 ft cantilever in Round Rock leaves the pavement clear for cars, strollers and mowers.

Cantilever Gate Prices in Round Rock

A cantilever gate in Round Rock typically costs an estimated $6,000 to $10,000 for a trackless slide with its operator, because the counterweight tail and the carriage posts add steel and footing work. The leaf length, the tail length and the finish move the number most, and a short cantilever sits near the low end.

Slope, Footing and Safety Risks for a Cantilever

A cantilever fails when the footing moves, so in Georgetown and Round Rock the posts are the part we plan around. Carriage posts take the full load of the leaf and its tail, and a post on soft ground can lean over time. Our footings run 24 to 36 in deep and 10 to 12 in wide, poured in 3,000 to 4,000 PSI concrete, checked against the soil found on site. The Balcones Escarpment splits blackland east from limey loam west, so we check the ground on site and make no assumption about where it changes. A moving tail also needs a clear zone behind the opening, and a sensor on the closing edge stops the leaf for a person or a car.

Fire Access, Permit and HOA Rules for a Cantilever

Round Rock's Fire Marshal published Emergency Access Controlled Gate Systems Guidelines in July 2023 for fire-lane gates, and a house driveway is not a fire-lane gate, so on a house we ask your fire authority what applies. Round Rock has no residential fence permit, but a Historic Overlay lot needs a Certificate of Appropriateness first. An HOA in Lakeway or Cedar Park may also require a driveway gate set back 10 ft where the driveway meets a laned road under Texas SB 711, effective September 1, 2025. We read the covenant before we quote, from Lakeway to Georgetown.

Materials and Operators for a Cantilever

Steel carries a cantilever best, and the finish keeps it from rusting. We compare frames on our steel gate installation page, and the motor choice is on our automatic driveway gates page. A TGIC polyester powder coat at 3 to 5 mils, oven cured, goes over G90 hot-dip galvanizing on every frame.

Why People Trust Our Cantilever Builds

Lakeway and Round Rock owners choose us because the same crew shoots the grade, welds the frame and sets the posts. Over 1,187 projects in 12 years have taught us where a tail needs more room, and the 2-year workmanship warranty stands behind the welds.

Cantilever Gate Service Areas

We install cantilevers across Round Rock and the nearby cities, with most slope work in Lakeway, Cedar Park and Leander, plus Barton Creek and West Lake Hills. Barton Creek and The Hills sit toward the far end of our 35 mile service radius.

Other Services Beyond Cantilevers

A cantilever often pairs with a sliding gate where the ground is level, gate access control at the entry, or solar gate operators on a drive with no power.

Questions Before Buying a Cantilever Gate

How much does a cantilever gate cost in Round Rock?

Expect an estimated $6,000 to $10,000 in Round Rock for a trackless cantilever with an operator, with the span and tail length settling your figure in writing.

How long does a cantilever install take?

Most Lakeway cantilever installs take an estimated 3 to 4 days on site, because the carriage posts need their footings first.

Why choose a cantilever over a ground-track slide?

A cantilever has no track to clog, which suits a rising grade in Lakeway or limestone grit in Cedar Park.

How much room does the tail need?

The tail runs behind the opening on the inside of the fence, and we measure it on the site visit in Round Rock.

Is a cantilever safe for children and pets?

Yes, every Leander cantilever gets monitored photo eyes and edge sensors, and it must stop and reverse on each one at handover.

Can you build a flat-top cantilever?

Yes, flat-top rails and brown or bronze finishes are stocked for neighborhoods whose design rules bar spear points or black, as in Lakeway.

Do I need a permit for a cantilever in Round Rock?

No residential fence permit applies in Round Rock, so the only paper is a Certificate of Appropriateness, which comes first on a Historic Overlay lot.

What warranty backs a cantilever gate?

The motor stays with the operator maker, and a Round Rock cantilever gets a 2-year workmanship warranty on our welds, hinges, footings and operator installation.
